How did you get started in real estate investing?

Santarelli says he always wanted to follow the path of financial independence and discovered the potential of real estate investing through family friends when he was just 18 years old. So, at this young age, he bought his first rental property, a townhouse which he renovated and then rented out.

After obtaining his real estate license, he then spent three years selling residential real estate. Using creative investment strategies, between 2003 and 2004 he says he purchased 84 units. He invested from Southern California in other locations up to 3,000 miles away, and 18 years later now runs Norada Real Estate Investments, which is dedicated to helping other investors create wealth through real estate.

“Creating wealth and passive income through real estate investing” – what does this phrase mean to you?

Passive investing, Santarelli explains, means indirectly producing real estate income by renting it out to someone else. A landlord has full control over the property and gets rent or income monthly or annually; this rent helps pay off the landlord’s debt, mortgage, and utility bills. The amount of money left over after expenses is known as passive income.

The reason for the word “passive,” he says, is that income comes in every month whether you work or not. Over time, rents increase and cash flow can lead to more real estate investments and additional income. Crucially, he says, each time the homeowner pays the mortgage, the amount is reduced, meaning the equity in the property increases and adds to their equity. This is also true when the value of the property appreciates.

Anyone can invest in real estate if they have the proper capital and credit, Santarelli notes, and tailor their investments as they see fit. If they want, they can start with a single investment, then build a team and move forward as they see fit.

What type of team is needed to launch a real investment concept?

Santarelli points out that a proper system is needed to build a strong squad. The first team member, he says, will manage the flow of deals, proposing deals that match your investment criteria, regardless of market conditions. The second member of the team is the lender who provides you with the financing you need; the third, fourth, and fifth members of any team should be the property manager, lawyer, and tax advisor or strategist.

First, he says, it’s imperative to develop a strategy to achieve your goals, keeping track of everything in a transparent and efficient system. Then it’s time to identify markets and research properties, working methodically to get what the investor wants.
